Job Description:
Houser Enterprises, Inc. is looking for experienced shuttle bus drivers with their valid CDL to shuttle residents as well as assist with general grounds-keep and property maintenance. We are currently searching for our properties in Ankeny, Iowa. Shuttle Driver & Grounds / Maintenance Assistant Job Description & Duties include but are not limited to: • Drive shuttle between Campus Town, Campus View and DMACC Buildings to facilitate pick-up’s and drop-off’s for residents. • Effectively communicate with residents, guests, visitors and staff. • Ensure shuttle routes are conducted in safe and timely manner. • Keep shuttle well maintained including ensuring it has appropriate fuel, oil, fluids, air in tires and is cleaned internally and externally on a weekly basis. • Do a walk-through of the shuttle after each route and pick up any litter. • Notify Property Manager of any malfunctions or service needs of the shuttle. • Notify Property Manager of any inappropriate behavior by residents on shuttle. • Assisting with community maintenance work, service requests, punch-outs, building inspections and preventative maintenance. • Walk property grounds daily and pick up trash around the exterior of property and dumpsters. • Walk property halls and common areas daily and pick up trash. • Change light bulbs and batteries as needed. • Responsible for stocking toilet paper and paper towels in bathrooms. • Sweep and mop entry areas as needed daily to showcase property. • Vacuum, dust, do general cleaning in common areas of property as needed. • Assist with completion of minor maintenance work orders as assigned. • Provide lawn and snow care throughout the year including: mowing, weed eating, aerating, planting, applying mulch and lawn treatments, watering, plowing, applying salt and sand, shoveling and any other grounds keep requested. • Ensuring that all work has been completed in a safe, prompt and professional manner. • Communicating with managers about demonstrated concerns of the community. • Preparing reports and other job related documentation. • Assist with make-ready process of vacant apartments as directed by the Property Manager. • Coordinate special projects as directed by the Property Manager. • Monitor and maintain all building systems as assigned. • Responsible for alerting the Property Manager of any unusual occurrence and/or damage that have taken place or that may occur. • Complete payroll time sheets and mileage reimbursement and submit to supervisor daily. • Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. • Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. • Ensure compliance of all work related activities in a fair, ethical, and consistent manner. • Follow established company policies and those outlined in the Employee Guidebook. • This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly. • Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company. • Responsible for the supply and upkeep of all personal tools required by the Company and its affiliated companies. • Responsible for cleaning work area, tools and equipment. • Responsible for courteous, efficient response at all times. • Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and Company safety policies at all times. • Responsible for thorough knowledge of management company policies and property community policies. • Responsible for seeking educational opportunities and self-improvement for personal growth and development. • Responsible for securing the maintenance shop(s) at the close of every work day. • Moves heavy objects as requested. • Maintains open communication with property management. • Consistently maintains a professional, courteous attitude when dealing with residents, coworkers and the general public, at all times, on or off the property. • Assists other staff members as needed. • Delivers various communications to residents as needed. • Attends and assists in setting up for resident functions and activities. • Drives motorized vehicle on or off property for Company business. • Serving as a role-model for maintenance staff by following all policies and procedures. • Presenting an appearance appropriate to the image of the Company and the community. • Attends and successfully completes training as requested. • Attends Campus View, Campus Town and Houser Enterprises meetings as requested. • Set goals with supervisor and track pacing towards goals. Be proactive in work habits in order to achieve goals. Discuss areas for concern with supervisor to develop plan to overcome concerns and achieve goals. • Conduct all business in accordance with Houser Enterprises policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and States laws. • Performs any additional duties assigned by Associate Property Manager, Property Manager, Regional Property Manager or Owners. • Attendance is an imperative job function. • Employees must fulfill the performance standards of this position and comply with policies, rules and procedures of the company, including those set out in the Employee Handbook or otherwise communicated (verbally or writing) to employees.
