Job Description:
Houser Enterprises, Inc. is looking for an experienced property maintenance technician for one of their Ankeny properties. The maintenance technician maintains the day-to-day operations and assumes responsibility for maintaining the physical asset of the properties under the direction of the property manager. This includes maintaining a safe and sanitary living environment for residents, guests, visitors and staff. The maintenance technician assists with all aspects of the property's maintenance including the physical grounds, custodial, preventive, corrective, deferred and emergency. This person is also responsible for following the maintenance program to protect and maintain the property. Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles repairs and improvements of vacant apartments for a market ready status. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the Company. The tech should be able to diagnose problems and make minor repairs in the following areas: electrical systems, plumbing, fitness equipment, painting, drywall repair, appliances, flooring, carpentry, heating and air systems. Maintenance Technicians are also expected to be knowledgeable and skilled in the safe use of hand tools and small power tools. HVAC certification and a Class A CDL license is a plus. This is a full-time position during the Monday -- Friday 8am -- 5pm work week. Nights, weekends and on-call shifts will be required as needed. Job Qualifications:
Requirements: • High school diploma or equivalent • Must have the basic proficiency of reading and writing of the English language. • Minimum one year full-time maintenance experience • Willingness to perform all required tasks • Demonstrated knowledge of work safety habits • Ability to professionally represent the company • Supply basic tools • Maintain a valid drivers’ license, insurance and reliable transportation • Able to work on-call and extended hours (including after hours and weekends) • Bilingual in English and Spanish is desired Technical Requirements: • The Maintenance Technician must demonstrate a basic understanding and knowledge of general maintenance, carpentry, painting, refurbishing, plumbing, electricity, appliances and HVAC in both theory and practical application. Physical Demands and Requirements: • Able to physically perform the following duties for prolonged or repeated periods of time: o Unassisted lifting up to 50 pounds o Assisted lifting up to 100 pounds o Bending o Walking o Climbing o Kneeling o Crouching o Stretching o Able to work on step ladders or extension ladders up to 30 feet o Able to work in confined spaces, indoors and outdoors in all climates, and unclean environments with fumes, dust and poor ventilation while adhering to company safety requirements and programs. o Good hand/eye coordination is essential. o Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory is required. o Must be able to lift and work heavy equipment o Able to perform all duties in a safe manner at all times. o As a team member, you represent the Company. Preferred Qualifications: • Two to five years of verifiable hands-on general maintenance experience (i.e., plumbing, electrical, carpeting, painting, etc.) is preferred with proficiency in at least one major area. • Hand tools normally used in construction, maintenance and landscaping including, but not limited to, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. • Valid drivers’ license along with good driving record and auto insurance is required.
